So, the cost of the actual shingles that you choose can vary quite a bit off the bat. But the shingles are only the start; there are some other considerations here as well.

 

How Much Prep Work is There?

There are two choices when laying new shingles – you can either lay them over the existing shingles, or you have to remove the existing shingles. Both have advantages.

  • Laying over the top of the old shingles: It’s easier prep, and you are never left without a roof over your head. This is usually less expensive.
  • Taking off the old shingles: The problem with just layering over the top of old shingles is that you are increasing the weight and potentially the slop of the roof. At some stage, those old shingles will have to come off, and that could be costly if there are many layers.

Wooden shingles do require more prep than asphalt ones so do budget for more in this area when using cedar, etc.

 

Are You Adding Enhancements?  

It is wise to have a roof sealant applied at the same time to prevent leaks in the future. This will add around an extra grand to your bill.

You should also consider applying Underlayment 5. This is a membrane that makes the sealing waterproof and might be required by law. It will help keep moisture out of the walls of the home.
